What is our typical JV split?

Deal is under contract - 50% you /50 Guerillas

Deal in not under contract - 25% you / 75% Guerillas

If this is not your first deal with us we are open to reviewing how we can do more business together and keep the deals flowing

Do you also handle the “Dispo” side - Selling the contract?

We absolutely can handle dispo! We have spent the last three years building our creative buyers list and continue to built it everyday.

While we do also utilize other tools like InvestorLift for some deals, most every deal we have gets sold to our vetted VIP buyers list.

What is your communication cadence after we get the contract signed?

By submitting your deal you will be added to our slack workspace where you will have access to the team immediately. Depending on the deal we will determine a regular meeting and update schedule specific to you and your deal.

How many deals do you have on the board right now?

Currently we have 19 active deals in our system and are looking to add more every day.

How many people are on your team?

We have 7 active team members to support your needs in every part of the business. Check out our team.

When Possible, can I be on the call to listen to how you handle objections on the phone?

Absolutely! While not every call and meeting can be planned out in real estate, the ones that are will absolutely include you. We also record calls and meetings for internal review and we'd be happy to breakdown every detail.

  • Comps you used to underwrite
